Summary

As the global pandemic surged in the US, so too did home sales and home prices. On the flip side of things, commercial real estate took a hit as workers increasingly worked from home. As interest rates rise, we look to see what markets are still hot, which are cooling, and what impact this important sector has on the larger economy.  The latest episode of Living Beyond Borders, a special podcast series from GZERO brought to you by Citi Private Bank, looks at the current state of real estate in the wake of a global pandemic, when tight supply and skyrocketing demand left many homebuyers in intense bidding wars, and companies worried about long-term leases on office space that sat idle while workers went remote. Moderated by Shari Friedman, Managing Director of Climate and Sustainability at Eurasia Group, this episode features Dan O'Donnell, Global Head of Alternative Investments at Citi Global Wealth, and Cassandra Spratt, Chief Operating Officer at Eurasia Group.

I mean, we all have 2008 in our minds and remember what happened then. However, I think there's strong data in indicators which really do not support a bubble bursting scenario.

Where we live and how we live has been upended in the last few years.

In the U.S. in particular, that has meant people moving, working from home, and buying property in crushingly fast order. For years,

1:12.6

low interest rates also helped encourage people to get mortgages and buy property. Then, in the

1:17.8

spring of 2020, real estate came to a grinding halt as cities and households shut down at the

start of the global pandemic. As cities and companies bounce back, the market has boomed to record highs.

2021 saw a record low inventory of housing stock,

with the year starting with just around a million homes for sale.

In the U.S., October also showed record high year-on-year annual home price growth at 18%. Inflation and interest rates are now rising, and some inventory seems to be opening up.

So today, we wanted to take a look at where both residential and commercial real estate

stand.
