They say that timing is everything. For example, Nascar and F1 drivers need perfect timing in order to make a move and pass their competition. An ill-timed attempt can result in falling further behind, or even worse, in a crash that takes you out of the race completely. Well, the housing market has been shaken up in a big way as prices have risen substantially and now higher rates are making things even more unaffordable. That being said, the market is beginning to feel like it’s stalling out and maybe even correcting- though we would be pretty shocked if the current market oddities ended up in something resembling the 2008 crash. But there’s still a lot of uncertainty when it comes to the housing market. If you were making offers last year and missing out consistently, is now the time for you to finally be able to buy? During this episode we talk about timing the housing market, what the current market conditions look like, how you should be thinking about the rent vs buy debate, as well as some practical steps that you should take if you determine that you are ready to buy a home.

| 2:32.4 | Right, like what's back with the stimulus checks we're heading and folks were wanting to figure out what am I going to get mine? What's that going to show up? That was the big question, right? Like we were all kind of waiting. I mean like it is money going to really just show up into my account, that kind of thing. |
| 2:44.4 | But the housing market, that's been another thing that we have seen just on a tear recently and things are changing. |
| 2:50.4 | Yeah, I don't want to be self aggrandizing and make it sound like personal finance podcasts are more important than normal, but they're the best out there. |
| 2:56.4 | But I do think these past couple of years listening to a personal finance podcast because the facts on the ground are changing so rapidly in so many areas of our lives when it comes to inflation when it came to Stimmi checks. |
| 3:07.4 | So it never changing housing market. It's like it's more important to get kind of some up to date information and advice. That's what we're here for. |
