So today we are going to be interviewing Mark Podolsky.

How you doing today, Mark?

Kirk, pulse is normal. Respirations fine. Thanks so much for having me. This is an interesting topic.

We like this. We don't come across this that often on the show, but I think it's a really important topic. And we're talking about land. I don't invest in land. That sounds sexy, right?

Yeah, like watching paint dry or life insurance seminar. Yeah, the bad chicken dinner, as they call it. Yeah, exactly. Mark, maybe you can tell us a little

bit about your background and kind of what you're doing with your, with the land geek. You know,

let's rewind about 20 years.

I was a miserable, micromanaged, 45-minute commute to working back, investment banker.

And I specialized in mergers and acquisitions with private equity groups.

And, Kirk, it got so bad for me that I wouldn't get the Sunday blues anticipating Monday coming around. I'd get the Friday blues anticipating the weekend going by really fast and having you back at work on Monday.

So my firm hires this guy and he's telling me that as a side hustle, he's buying up raw land,

pennies on the dollar at tax deeductions. He's flipping them online,

and he's making a 300% return on his investment. Well, Kirk, I'm looking at companies all day

long and a great company. Great company has 15% EB margins for free cash flow.

Average company is 10% and I'm looking at companies all

day long less than 10%. So I don't believe him. So I go with him to New Mexico. I've got three grand

saved up for car repairs. I do exactly what he says to do. I buy 10 half acre parcels, an average price of $300 each. I put them up
