In a C neighborhood we did 10 duplexes and so my partner at the time that was going to be a JV on that deal said,

so how this is how we do it. We kick everybody out and then we go in we fix it up and then we you know we sell it off or we

rent it out and I said well why do we have to kick everybody out let's just

leave them in place we fix up the outside put them in extended stay while we're

doing the inside took us six weeks to do the inside we put all those

people back stabilize the asset and then when I was going back to take video of

the asset I know lady came off to of, she was probably, you know, late 50s, early 60s, and she

said, are you GLH?

And I said, yeah, and she says, are you Carl?

And I said, yeah, what do we screw do we screw up and she said no thank you
