0:24.3	people are blaming interest rates for why they're not investing. Rates are too high. It's
0:29.9	impossible to cash flow. Maybe I'll just wait for the Fed to lower them. Now let me stop you right
0:36.8	there. Interest rates are not your problem. And in today's
0:42.0	episode, I'm going to show you why high interest rates are just an excuse and the real problem
0:48.9	that's holding you back from financial freedom. Now here is the myth. High interest rates make cash flow impossible.
0:58.4	And I know that sounds logical, but it's just not true. Yes, rates are higher than they were
1:06.1	just a few years ago, but that doesn't mean that the math doesn't work anymore. Now every single week,
1:13.6	I see off-market properties that hit my desk that are newly renovated or new construction.
1:21.0	They are tenant ready and already have a local property manager in place. And are cash flowing and then the next thing somebody
1:29.8	will say to me is oh it only cash flows $250 a month it's not worth it well here's what i say to that
1:37.8	you need to set your expectations and you need to think about what's actually happening with these properties.
1:46.0	Okay. So first of all, you didn't fly out to the market. You sat there on your sofa or at your
1:52.3	computer and you let somebody like myself handpick a property for you in an already vetted out market.
1:59.7	You didn't hire a realtor or have to negotiate a deal.
2:04.1	You didn't have to manage contractors or even handle a single renovation. All of that was done for you.
2:10.6	So that alone literally saves you thousands and thousands of dollars and even more valuable.
2:21.1	It saves your time. So let's do some math say you put down 20% on a rental property so that's about let's say on this property i'm
2:28.1	going to give you an example of it a little bit later it's about 30,000 dollars down now this property
2:33.2	cash flows 250250 a month
