That's a great question and for me the most key metrics, the most important metrics

that I'm paying attention to are pendings.

Days on market and pendings really give you the temperature of the market.

Days on market, oddly enough, really never spiked to a crazy level even when interest

rates started to really escalate and we saw the market come to a standstill.
