Summary

Your commercial building already knows where the next loss event is hiding. The question is: are you listening? In this episode of Scouting for Growth, Sabine VanderLinden speaks with Iain Wilcox, CEO of GWT Insight, about unlocking real-time intelligence from commercial property to reshape insurance and risk mitigation. Modern commercial buildings are packed with IoT sensors. A typical office can generate 5,000–10,000 data points. Yet much of that data remains trapped inside building management systems, unused by owners, operators, or insurers. GWT Insight built a simple but powerful solution: plug into the existing BMS, listen to the data without disrupting operations, standardize it, and deliver actionable insights in near real time. The implications are significant. Property often represents 20–30% of total portfolio premiums when factoring in business interruption, public liability, and employee liability. Yet underwriting decisions frequently rely on static, historical assessments rather than dynamic, live intelligence. Real-time building data changes the paradigm. Fire alarm faults can be identified before an event escalates. Energy inefficiencies can be optimized — increasingly critical as utility costs rise. Preventative maintenance reduces loss frequency. ESG governance reporting becomes data-driven rather than aspirational. The market, however, is segmented. A third of property owners are proactive and data-driven. A third are interested but hesitant. A third remain reactive. In underwriting communities, there is still education required — many professionals are accustomed to traditional data cycles and risk models. Yet risk managers are pushing for change. They want real-time visibility. They want prevention, not post-event analysis. Iain’s entrepreneurial journey reflects another shift: large corporations often struggle to balance governance and innovation. Startups bring agility and speed to market — but must also bridge the credibility gap with enterprise clients. GWT Insight emerged at a time when energy optimization was an emerging theme. Today, rising costs and ESG pressure have accelerated demand. This episode is essential listening for: Commercial property owners and operators Insurers underwriting property portfolios Risk managers seeking proactive loss prevention ESG leaders integrating operational data Because insurance is moving from static risk transfer to dynamic risk intelligence. And in a world where buildings already generate the data, the competitive advantage lies with those who choose to listen. The future of property insurance won’t just be underwritten. It will be informed — in real time.
