| 0:42.9 | But it's really important that you follow the seven steps to a perfect call. |

| 0:49.1 | The first four steps of the seventh step is to make sure that you are pre-qualifying and finding out, |
| 0:57.6 | is this somebody that actually is a lead? Is this somebody that has actually made the decision |
| 1:03.1 | they're going to sell their property? That is fundamental. We don't convince people to sell their |
| 1:09.4 | property. We don't tell them crazy stuff about, |
| 1:12.6 | oh, this market and that market, and you better do it before now, or you better jump on this and get the most before the market crash. |
| 1:20.6 | All this, it's nonsense. Don't do that. Okay. Stick to the basics, the four pillars of pre-qualifying. |
| 1:29.2 | What is the condition of the property? |
| 1:31.5 | What is their timeline to sell that property? |
| 1:34.2 | What is their motivation, aka the problem, and what is the price that they expect? |
| 1:41.0 | Okay, those are the four. |
| 1:42.1 | If you're ever nervous on the phone and you're wondering, |
| 1:45.6 | what do I say next? I feel like I'm just fumbling and stumbling and I'm just kind of asking |
| 1:50.1 | random questions and I'm not really sure, you know, how to communicate with this property |
