0:00.0	So how you analyze a short-terminal, and I'll say this up top, I like to analyze properties, even if I'm thinking of them as a short-terminal as a short-terminal and a long-terminal. I want to at least break even as a long-term rental in case regulations do change, or just what I want to do change is I want to make sure that I have this backup plan. So I like to at least break even as a long-term rental. When you're looking at short-term rentals, you can use AirD-N-A or Price Labs or click around
0:27.2	on Airbnb and VRBO and look around the area. Look at their prices. Look at their calendars.
0:31.6	And you can make some assumptions about how often they're booked. And you can look at with
0:36.4	the Price Labs dashboards, they'll tell you
0:38.0	what occupancy rates are. In short term, it's all about something called ADR, average daily rate.
0:44.3	And whatever your average daily rate is, you multiply that by your occupancy, so your number of
0:49.3	days per year. And that's going to be your top line revenue. You take what you're bringing in,
0:53.8	you take your operating expenses off the top.
0:55.9	Then you take your fixed expenses.
0:57.6	And then you're left with basically your net income.
1:00.1	And then you would subtract the mortgages from that to get your cash flow.
