0:00.0	I would describe the real estate market as, well, I've called it in the past the great stall.
0:06.1	I think we're in this very new era of real estate investing.
0:08.9	It's very different from the ones that we had in the 2010s where things were great,
0:14.1	the sort of craziness that went on in COVID.
0:17.1	And I think it's different still from the flat kind of bad years we've had the last two or three years.
0:23.4	I think we've sort of turned a corner here.
0:25.7	Although the market is not great, not everything is perfect, we are heading in the right direction for the housing market.
0:32.7	I think we're going to see a period of low to no appreciation.
0:36.4	And I know that is a controversial thing. And some
0:39.1	real estate investors might not like that. But I think that's the truth. The number one
0:44.1	indicator of whether or not there could be a housing market crash. And the data is sort of overwhelming
0:48.9	in that area where people are paying their mortgages. Delinquencies are relatively low. They're lower than
0:55.8	they were in 2019, the last quote unquote normal housing market we had. And so that's sort of what I
1:03.2	try and understand is like, that's my job is to figure out it's a job of a data analyst. What is the
1:08.2	variable that really matters?
