podcast I'm doing and on this podcast what I'm going to do is share with you how I plan to make

a million dollars in 2024 flipping, wholesaling, and buying rentals.

And I'm going to give you guys everything that I see going on in the market, the strategies

that I'm going to implement, and just break it all down for you.

So let's get right to it.

So first of all, right now, interest rates are down.

So we hit interest rates that were almost at 8 or a little bit above 8

and right now they're hovering around 7. I've seen some in the 6s and to me that's a very important as a house flipper because that means buyers are

going to come back so right now I have about five flips I have let me see there's one on S. G I have two two condos I have a house

on with a pool and then I have another house that I just bought with a

mother-in-law suite. So all the properties that I have right now that have been

listed got offers within two weeks of being listed.

Right?

I had one that was on the market with high interest rates.

As soon as they lowered interest rates, I got offers.

I just listed a fourplex above market value and got two offers within seven days.

So to me what that says is here in Las Vegas the the market is healthy.

And what I think normally happens is we see things slow down in the winter, right?

Every year, things slow down in the winter, they pick back up in the summer, they peak about August, September, and then it goes down as far as how many transactions are happening.

So for me, if that's happening right now where I am getting offers on my listings,

it is making me extremely bullish, I'll be honest.
