Every different strategy. I don't have to be on every different list. I don't need to be in four or five different states.

Because in a way, it's kind of like a flex in the wholesale space, right? I feel like, where do you wholesale? I mean, Texas, Florida, I mean, four or five states. The more states, the better, you know? It's kind of corny for like, I'm in Jersey and just like North Jersey, just like a really small market. but I have not run out of deals in five years.

So so far, we haven't closed any deals in May yet.

So for January through April, we're at 120 grand, 19,, 9, 80, something like that. So we're at 120 grand. Our average per deal right now is about 20 grand a deal. Yeah. And so, you know, and we've had some, in the pipeline right now, we have about 90K. You know, a couple of those are probates that, you know, just take some time.

Close. Yeah, yeah. One we had since December, a probate since December. It's just the worst.

But we have about 90 grand in escrow. And we've already done 120. And we have, I also have two flips that are in contract that are going to be closed.

Super doing some flips. Super cosmetic. Good. Super easy flips. Yep. Sellers who are practically like giving the property away. Like they don't want to deal with any realtor. They don't want to deal with anybody else. And they're super easy. You know, one of the guys, we had to like help him find a one bedroom apartment. So his wife died and he wants to, you know, one of the guys, we had to, like, help him find a one-bedroom apartment. So his wife died, and he wants to, you know, whatever, downsides and just be alone. So he's like, listen, just give me what I paid for it kind of thing. Yeah. And it just needs kitchen bath, floors paint, doesn't need anything else. That is the best. Yeah. That is the best best when they say give me what I paid for it
