You see my sixth rule of successful real estate investing is to take a top down approach.

And what that simply means is that you start by selecting the best markets that align with your

investment goals. It's a mistake when investors focus solely on the property and

pay no attention or regard to the market or the neighborhood that it's in.

You see, the property cannot be moved.

It's rooted within a neighborhood and within a market.

So if you have problems within an area or declining population, declining job growth, all that
