| 0:25.5 | ads in the Tulsa market. My partner, Mark Gabriel, and I do seven figures a year in that |
| 0:32.0 | market. And this rural lead came up and we went on the appointment and we ended up closing it and |
| 0:38.9 | signing the contract there in person with the seller. |
| 0:42.0 | And you can see this house is pretty rough here. |
| 0:44.3 | I mean, it's in really poor condition. |
| 0:46.7 | It is a cash only transaction. |
| 0:48.7 | So the only buyer for this property is an investor. |
| 0:52.6 | And so we secured this deal for $3,500. That's the purchase price, |
| 0:56.6 | 32,500. And we immediately began our Dispo process. Now, if you know my Dispo process, it is the best |
| 1:05.0 | dispo process in the entire industry. I did an entire series with Mark on how we do Dispo. It's a five-day process. |
| 1:12.6 | On the fourth day, we do an open house. On the fifth day, we take our buyer. We make everybody bid. |
| 1:18.6 | And it's just really next level, top-of-the-line way to do Dispo. If you want to watch that series and get my entire process on how we do Dispo, I'll give it to you for free. |

| 1:30.9 | But with every deal we do, we always first look for a buyer that we can do an assignment. |
