Brian the market is always changing and some of the tactics that may have worked a couple of years ago

might not work today so what do you think the number one thing is that people can do to make sure they're going to be successful in today's market?

You just need to look and find the opportunities that exist at the time and in the market that you're in.

Every market, you know, every decade has a whole different feel.

Every year functions differently than the year before it,

and it will function different next year as well. You've got to constantly kind of have your

eye out there trying to identify opportunities that are coming. And there's a, there's a cliche that I

think really steers us wrong that says opportunities fall in our laps. I just don't think that that's true.

I think what happens is opportunities pass by our line of sight. And if we are astute enough and

paying attention enough and we recognize that that opportunity is passing by our line of sight

and we have the guts to grab it and then do something with it, that is what's going

to make us successful. It's not just dumb luck, stuff that's going to fall in our laps. It's us being

aware, identifying what's going to work for us, grabbing it and doing something with it.

Brian has been buying rental properties since the 90s, and in that period, there's been good

years and bad years,

low prices, high prices, low rates, high rates, you name it, Brian's been through it. And he's

always figured out a way to buy rental properties and to make the numbers work. And on the show today,

we're going to talk about how his strategy changed depending on what the market was like, and what he's doing today in this market.
