Perfect. Well, it's good to see you. Melissa and I go way back. We used to work together. And then I got into new construction in a variety of different states. I love new construction.

And we're here specifically to talk about multifamily new builds. And when I say that, I mean two to four unit properties that are really good for individual

investors because they have that advantage of a lot of the good things that an apartment

building might have, but also the advantage of a single family.

And it kind of marries the two.

And I've just really enjoyed it over the years.

And they do really great. And so I think I've developed in one, two, three, four, in five
