traditionally I'm a multifamily guy.

And we bought apartments.

Currently have north of 300 apartment units that we still own.

Some with partners, some on my own.

And I feel like ever since the pandemic you know and then going into

2021 there was just a lot of money and a lot of buyers looking for the same type of
