On the regulation side, yes, I think that the writing's on the wall. It's already happening in

huge markets, but Airbnb's, it is becoming a landmine to, you know, to navigate that,

that landscape is just not for me. And there's people still doing it, the arbitrage model. Most of those

people that were crowing about arbitrage, that were crowing about, you know, property management,

whatever, they built these big portfolios. They're either belly up and bankrupt, or they pivoted hard to

boutique hotels, to unique stays, to Live Oak Lake style concepts.

And those are the futures,

because we've got to look at the macro trend here.

I am a millennial.

Our generation craves experiences.

As the world gets crazier,

as the world gets faster, busier,

as artificial intelligence rapidly dominates,

there's an opposite reaction innately inside of people. They want real experiences. They want memories. And so if you can design these kind of

properties around that to create that and then build that emotional connection with them,

you're satisfying just this innate human instinct and hunger for experiences.
