Joining me on the show today is John Sanmes, and John has a really incredible story.

When he was 19, he figured out that paying rent was really just wasting money,

and he'd be much better off to buy a house and pay down the mortgage every month.

So that's what he did.

At 19, he bought a house,

and then shortly after that, he accepted a job, and it required him to move from Boise,

where he grew up, to Santa Monica. So he decided, instead of trying to sell the house, he would

rent it out. He rented it out to a friend, but things went bad. His friend

destroyed the house. It was a total nightmare. Most people, I think, would have just given up and said,

this was a big mistake buying this house, but John didn't give up. John kept buying houses,

and by age 32, he was able to retire. I want to hear more about John's business and

how he got to where he is today. So, John, why don't you take us back to when you were 19?

What was going on at that time? I took that job in Southern California. And at that point, you know, I was 19 years old.

I think I was making like before I left, Boisey, I was making like $25 an hour.

And I took this job making like $75 an hour, like, for 19 years old.

It was like, you know, $160,000 a year.
