You know, Warren Buffett used to say,

look at market fluctuations as your friend rather than your enemy, profit from folly rather than

participate in it, and there's a lot of truth in that. You know it reminds me of

another saying and that is the trend is your friend until the end.

And the nice thing about real estate is it's pretty easy to identify and follow trends

and they show you where things have been, where things are today,

and where things are headed.

And as a real estate investor or any investor for that matter,

it's good to know where things are headed and what the trends are

because then you can get into the opportunity, you can get into the opportunity you can get into the game and ride that train and

you can get out of harm's way when things are coming and you can see that coming from often

months if not years down the road. So my guest today has a lot to say about the markets and the trends that are going on. He's very dialed in, has many years of experience investing in real estate, but also as an analytical person as far as I know him, he has very much been dialed into pulling data from public records and whatnot

and looking at what is going on

in terms of the markets around the country

and real estate as a whole.
