Ryan before we start talking about what you've done let's take a step back and talk about what made

you first get interested in buying rental properties definitely you, I always wanted to make money on my own

kind of independently from my W-2 job. And as I started to research options of how can I do this,

I came across real estate and how that is such a great vehicle to make extra side income independently

from my W-2 and really become financially independent.

And so from there, I started to read everything I could about real estate.

And I started with probably the book that everyone

starts with, which is Rich Dad, Poor Dad, by Robert Kiyosaki. And I started to attend a lot of

local meetups, real estate meetups in the Chicagoland area. And I started to learn about house

hacking. And that's really where it all began.

That sounds like a great plan. You decide you want to start buying rental properties,

you read Rich Dad, Poor Dad, you get all fired up that rental properties are easy

and you're going to make all this money. Well, that's not exactly how everything worked out

for Brian. He bought a fourplex that had a lot of deferred

maintenance and it took him three years to turn the property around. Three years later, he finally

had the money to buy his second property and he's just recently closed on his second property.

So on the show today, we're going to talk about his first property and how he was able to turn things

around and how that property has actually generated him enough money to help him buy his second
