Chris also shares the story of a condominium conversion project in Providence, Rhode Island that nearly finished him for good. Units selling at 170,000 dollars became impossible to move at 52,000 dollars overnight. He carried that weight for a decade and came out of it with one rule he teaches before anything else: never sign a personal guarantee on a deal. Not ever.
He also gives three concrete steps for anyone starting in real estate today: pick one niche you can stand behind completely, find a mentor who has survived real market cycles, and commit to that path for three to seven years without chasing the next shiny opportunity.
