You know, I think short-term rentals and Airbnbs are great. You have to be differentiated. You have to have some

sort of advantage. You have to understand the market and who your travelers are. But, you know,

what it comes down to is, you know, creating what shifts are coming in the market and then having that vision for multiple years down the road.

things in the boutique hotel investing space,

used to work for Airbnb, and now he's developing and renovating boutique hotels up in Northern

California going all in on this new space. I got my man, Mike Dempson. Mike, welcome to the show,

I'm so pumped for this conversation, man. So much to cover, so much to talk about with all the

shifts that are going on right now. But first things, first man, used to work for Airbnb,

which I just now learned what the heck were you doing for Airbnb now? It's doing growth marketing.

Worked across email, Google ads, Facebook ads, work with a lot of

influencers and basically, you know, creating content for the brand. And it was a good introduction.

I figured out, you know, what works in terms of design, marketing and just positioning of

and then now today, you're taking advantage of the tightening Airbnb regs, the shifts in Airbnb,

the trends that are going on right now.
