It's a very small niche list, but you can do a lot of deals from it because not everybody knows about it, knows how to pull it.

So what are your main lead generation sources? So our, yeah, our main lead generation source is

cold calling. A little PPL too, source is coal calling.

And the main reason for that is because, you know, we've tried a lot of different type of marketing.

We've tried PPC, direct mail.

We were doing like 30,000 pieces a month at one point with direct mail.

And what we've found is that coal calling is the most stable and consistent out of all the marketing channels we've done just

simply because you know there's a lot of seasonality some channels like PPC has seasonality right

PPL at one point it was amazing then it kind of tanked and now it again, right? And we haven't really seen that type of inconsistency with coal calling. And so that's the main channel that we like to focus on and we've grown out. So how does that work? You're pulling super niche lists. Are you pulling from deal machine? Are you pulling from PropStream? You're pulling from batch. Like, where are you getting your lists? Yeah. So we recently switched from deal machine are you pulling from prop stream you pulling from batch like

where are you getting your lists yeah so we recently switched to deal machine because they have a lot of like

AI tools that are making it really easy like you used to have to pay a data scientist a ton of

money to go ahead and like really find like audantic back in the day to find the the people who are

really wanting to sell but deal machine's new AI feature makes it super easy. We just did a demo with our clients today. And it showed how you can take all the list, stack them all and find the properties that are the most motivated with the sellers that are most likely to sell. So that's what we're transitioned to. Before that, we use batch leads. We've used PropStream.

And we've used batch leads, I want to say, for the press three years.
