If you want to take down a big multiple ADU play on like a 9 ADUs or something like that, you gotta have guts to do it.

So although I do think it's competitive, if you don't know what you're doing, that's where you can,

you know, things can go wrong, because rates can go up right and then

how do you refinance and pay your bridge loan off or your construction loan and then

you get caught you have to sell when you don't want to sell.

So it is developed I tell people it's practical development but you still got to be prepared to know what you're doing.
