it is going to be an excited year. You and I know

are excited about 2010. We are very excited about 2010. We've been going through a very interesting

time in the real estate cycle. And as we look forward, which we like to spend a lot of time

doing when you're standing in muck, it looks like there's going to be quite a bit of opportunity here in the,

in 2010.

So we're excited about that because, you know, you, you don't want to get on the bandwagon

late.

You want to get on the bandwagon a little bit early.

Well, you do.

And so what we're doing for a few weeks here on the show is kind of doing our best

to get the crystal ball out and take a look forward.
