We talk to a lot of investors who are self-employed or live abroad who want to purchase investment property with financing. 0:20.0	Today I wanted to talk about the subject of financing, but financing specifically for foreigners and the self-employed.
0:27.6	These are two types of people that we find to be a little bit on the challenging side to get financed because they don't fit into the conventional box or the box of financing that comes down through the government sponsored entities of Fannie Mae and Freddie Mac and obviously that's where you get your best rate.
0:47.0	So I wanted to bring on Matt Leineberger, one of the individuals that we work closely with. They are one of our preferred

1:01.2	Capital and what they are is a specially private lender
1:05.6	for financing investment properties and they are especially useful to foreign
1:10.6	investors basically our clients around the world and to those who are self-employed.

1:22.0	I think this is a very important topic and one that will be of great interest to people around the United
1:28.1	States who are self-employed and especially to our past, current, and future clients around the world that are living in other countries.

1:38.8	They don't necessarily have US-based credit.

1:49.4	can't get financing so they don't have any options They're either all cash or they have to find their own private money or they have to work with a lender like yourself.
