This is fascinating to me.

No marketing costs virtually and a very small team doing what you'll do

and just the agent model is about 800,000 this year. Now, the 1.1 that you'll hit for the year,

some of that now is off market, which is smart. You're branching into some PPC. You're skipping all

the low cost stuff and you're going right to the really good juicy stuff. Yeah. So if you can just somehow detach yourself from the result of like, hey, I have to make one deal or more, otherwise I'm failing. If you can just pivot from that, like, hey, I want to talk to 30 people all day and make like three offers. If I can do that, it doesn't matter if my offer but rejected. You're going to win because what you're going to do is you kind of talk to more people.

Your skill is impossible not to improve if you do it every day.

We're actually here in Puerto Rico in my hotel at an event that we put on,

and Hugh's been part of this. It's been three days straight all about real estate agents and how to master that process. We've been on the phones like crazy. We've been really dialing it in. And Hugh, I'm just really appreciative of you. And this is quite an honor for me because in my mind, you're one of the greats. You're one of the top

1% in our industry. You perform at a very high level. And so to get to spend time with you

over these past few days, it's just been a real blessing for me. So thank you. Yeah, the honor is mine

because even coming here, improve a lot of things I can implement back home. And I think the great thing is, you know, I can take one or two things from here and then just that's all it takes to like maybe increase the revenue by quite a bit. So I appreciate the time and it's a great event. We feel the energy out there. People like it. People cheer each other on. Like we make a call to agents and make offers. And I just love the energy in the room. People are just cheering on another person to make the phone call. That's great. Yeah. And I'm excited, Hugh, for you to share with our viewers here for a couple of reasons, because for one, I want people to know that it's possible to do this business at a very high level. I mean, you're a million dollar a year producer.

You're doing over a million dollars a year in wholesale revenue from real estate agents,

from the real estate agent model.

Right.

And a lot of people think that when you get started in this business, you know, let's

start with agents because it's zero marketing budget.
