1:08.9	New numbers out this week show that a key gauge of inflation in April rose to its highest level in three years.
1:15.4	Another sign that rising gas prices and higher food costs are squeezing the finances of people across the country.
1:21.9	Gas prices are on average about $4.42 for a gallon of regular gas this week.
1:26.9	That's according to AAA. A year ago, that number was $3.16 a gallon.
1:32.3	As oil prices and inflation rise, we're looking at the biggest factors affecting mortgage rates and what that means for prospective homebuyers.
1:40.5	Yeah, it is related. You might think that gas prices and mortgage rates don't have anything to do with each other, but the common thread, the common theme, is inflation.
1:49.6	Ted Rossman is a principal analyst with bank rate. And when inflation is higher, interest rates tend to be higher. That's the main tool that the Fed has to fight inflation. Now, we know that the Fed doesn't directly affect mortgage rates, but 10-year treasuries tend
