Yeah, we've already talked sports this week, news talk, all the stuff we used to do at Cairo. We do that on the Monday, the Wednesday, the Thursday show. But on Friday, we talk real estate. And today we have a very special guest. His name is Matthew Gardner. Yes. And why is Matthew stopping by today? How do we know that? Well, I've had some feedback online. It's like,

Ron, it's hard to believe you because you are not an economist, even though you play one on the

radio. Here's the thing, for over the years on Cairo, I basically pretended to be an expert

in every field. Like, that was my job. And you're great at it. And so you, Middle East conflict happens. Bam, I'm an expert in the Middle East. You're an expert, yeah. Sports, I'm an expert in sports. So I pretended to be an expert in a lot of things. And you just stopped using past tense. Yeah, exactly. I'm still pretending to be a lot of things. And so I thought it would be valuable for us as we look into 2026 and beyond, specifically for the real estate market,

to get someone with actually bona fide credentials.

An actual economist.

An actual economist.

So I have an actual economist coming in named Matthew Gardner.

He's going to help explain the locked in effect, which I think has impacted this market in a really big way for the past four or five years.

And so we're going to see what that means for us here.

And basically, we're going to talk the economy through the lens of real estate with an actual economist.

And we're lucky to have him because people respect him all over the country.

Real estate agents, financing people, they love to hear from him.

How does one become an economist in real estate specifically?

Oh, wow.

There aren't actually there aren't that many of us.
