Now I'm super conservative when I purchase multi-family properties.

and then actually went under contract

previously for 26 million and that contract fell through so it was under

contract for 26 million we're only paying 20 million and we're basically

playing a hundred thousand a unit for these 200 units and the

property right next door to this one sold in 2022 for 137,000 a unit so we're

paying a hundred and thirty seven another that one sold for 137.

And another adjacent property sold for 120,000 a unit.

To give you an idea of the incredible value here.

And what else makes this super exciting is it's just a little over a mile away

from a 296 unit asset we already own there.

So we know this area very well and we love it.

And our existing property a mile away from this one does extremely well

because it's such a great area.

And this new property is actually better than our existing property.

Units are larger.

They've got fireplaces. They've got wash or dryer hookups.
