you can just imagine how conservative I am when I'm purchasing multifamily properties and in fact we haven't purchased a property in over a year because we're so conservative

Distressed assets are hitting the market and so we've got a beautiful asset in

San Antonio that you're gonna want to hear about now this property was listed

originally for 28 million then actually went under contract previously for 26

We are only paying 20 million.

Now we're basically paying 100,000 per unit and listen to this, the property right next door recently sold for

you an idea of the incredible value here with us paying a hundred. Now what else makes this super exciting is it's

approximately a mile away from another 296 unit complex we already own. So we know this area very well and we love it. And so we're going to also have economies of scale.

Now our existing property does extremely well because it's such a great area and believe it or not this new property is quite a bit better

For example, the units are a lot larger.

They have fireplaces in all of them.

And this property actually sits on a large beautiful lake. And it's actually got a lot of units that are actually lakefront

Now also if you're not aware San Antonio is if not hottest, it's probably one of the best markets in the country to invest in right now.

Now what else makes this so exciting is we're assuming a low interest loan, low interest rate, approximately 4% loan that's fixed with over seven years left on it so
