it's helpful and maybe not absolutely necessary but certainly a discernible advantage to help your kid identify a career that they're interested and begin building relevant skills at a very early age.

And people say no, no, no, you know,

kids you have the opportunity to figure out what makes them happy.

You know, but I don't know how many kids I know are forced to play the violin,

forced to go to soccer practice,

forced to play the debate team, forced to go to soccer practice,

force to play the debate team,

forced to do chess, right?

And, you know, very few folks, right,

utilize those skill sets in their career, right?

They skill sets, you know, aren't necessarily, you know,

capital, be valuable at the end of the day.

But, but I mean, you look, like LeBron James

has been playing basketball since he was three years old.

Right.

You know?

And nobody said, oh, that's too early to start.

Let him figure it out.

You know, and so I think the same is true with real estate.

With the math, you know, in fifth or sixth grade depending on your school

district you should be able to underwrite every single real estate deal that

comes across my desk today right there's nothing complicated about it.
