to join you. Now, I want to contextualize what you're doing by talking about the state of American

society and asking you questions about that. But do you want to start by describing the project and maybe where it's gone since we last spoke?

Absolutely.

So Reach Runner is developing what we call town and country charter communities in Appalachia.

And town and country, we're going into small towns, doing what we can to revitalize them,

and at the same time doing country development, taking farms and subdividing them,

and really trying to find a way to design them in a way that's appealing, preserves the

traditional land usages as much as possible,

and really appeals to a new type of buyer that we're starting to see in the market and a lot

of the emerging demand. And that gets into some of the social and cultural things that are going on

that we can talk about. But really, at the end of the day, we come into small towns. We try to

revitalize them. We create spaces for community
