How are we going to find deals? Okay. Well, there's lots of ways to find deals, but I think that

there's a question you first got to answer, and that is, are you going to be doing this yourself,

or are you going to partner with somebody? And I'll tell you, I have done both. Okay, if you're going to

do it yourself, that means you got to go out there and find the

deals, which I'll show you how to do that here in a second, but you're going to be the one

putting in the work, making it happen. If you partner with somebody, then you don't have to find

the deals. You just got to find the right partner that you trust. So, for example, I would say,

go partner with somebody if you already have money. If you have money

and you're making good money in your business and you're making good money, you know, your W2 or

whatever, and you're an accredited investor, right? And a credit investor is somebody who is making

or they have a net worth over a million dollars, right? So let's just say you're an accredited

investor. I think you're a prime candidate to partner with people because clearly you know how to

make money. And doing real estate and doing it at a high level requires work. And so if you're

going to go put in more work over here, it's probably going to take away from whatever your current business is doing that making you money.

So I'm a believer in partnering if you're already an accredited investor making money because then you're able to go invest in funds like mine with Paneda Capital or anyone else's. You can go invest in anyone else's fund, but the cool thing is when you invest in a fund,

all you got to do is just give your money, and then they do the rest. They've already found a good deal.

They manage the deal. They do everything. You just sit back and just wait for the deal to cash flow
