Hey, Josh, it's great to be with you and all the listeners. Thanks for having me.

We were chatting a little bit before we started recording and we've got some similarities,

musicians like sports. You talk about some golf things.

I know nothing about. But I know we'll have a chance to talk about a lot today with the

primary topic being about self storage. So before we get into the conversation of today,

for all the listeners out there who maybe don't know a whole lot about

you. Could you give us just a brief background about yourself and tell us ultimately what got you

into real estate? Sure, sure. Yeah, I'm solidly in my 50s now, so I have trouble being brief,

but I'll give it my best because I got a lot to share. I've been around for a while now, you know. But yeah, so I,

after business school, I started out and doing mergers and acquisitions and corporate finance work

in the aerospace industry. And then I transitioned over to software and IT services and third-party

logistics. But, you know but I was always doing deals,
