wrap. And this is a fairly advanced strategy for most people. So everybody listening right now,

if you're hyper-focused on getting your first deal, I highly recommend you stay, keep that tunnel

vision, focus on a low cash offer with an assignment to a cash buyer. There's a whole lot less

moving parts. You're not going to own the property, take title. You don't have to figure out all these different moving parts and the nuance of creative finance.

But I think this is very important to talk about because this is one more tool in your tool belt.

And when you're ready, you can start to think outside the box a little bit.

And once you're able to branch outside of just traditional low cash and assignment type of deals,
