And I can tell you, you know, as I'm watching the reaction to this guy who got elected, I'm not going to say elected mayor, but he's, for all accounts,

probably going to be mayor. I mean, could he lose the general election? I guess, but

it'd be unlikely, Florida does not want any New Yorkers. I don't blame them. I get it. I

get it completely. But Florida has basically put a giant, we're closed sign on 95. They don't want you

coming, although this is a great time, though, to be a real estate agent in Florida. I'm serious

about this. My buddy, Lydia Moynihan in The New York Post, were a whole piece about this today,

how all these luxury real estate developers in Florida are getting excited about all the New Yorkers
