Hey Dylan, I'm doing good. I'm enjoying the weather up here in New York. It started to cool down.

And I think people who heard my podcast last week on Zillow probably heard that I'm still in this process of moving.

So that's been occupying a lot of my free time

unfortunately it takes up way too much time for everybody there's no easy way to do it

yeah yeah especially in New York City. It's just a real nightmare sometimes, but you know, there's a light at the end of the tunnel, so we're getting there.

And what have you been up to vis-à-vis stocks? I know you're someone who is always watching the market

writing for us regularly. You know, what's been on your mind lately?

I'm very eagerly watching what's going on in stocks right now.

There's a really interesting rotation this week, actually,

where growth and value names are selling off,

while actually growth and momentum names are selling off while actually growth and momentum names are selling off

while value stocks are gaining and it's actually relevant to what we're going to

talk about today because you know mall reeds malls and Reets in the whole retail sector are mostly value stocks.

And we've actually seen a nice pop this week in the malls and the shopping centers. So I'm excited to talk about this.

Hopefully our discussion today can shine a light on a really interesting area of the market that could

be on the cusp of making a comeback.
