There is no national real estate market. Everyone should know that. But I will say for the most part, the enthusiasm and the optimism has definitely returned to real estate. is, frankly, what is needed for real estate to have a true lasting recovery. If you think back

those of you were in the business during the real estate crash, say seven, eight years ago,

I mean, people thought that, well, heck, housing, no one's ever going to want to buy a house

again. And the mindset was so bad, was so sour on real estate that you wouldn't think anyone would ever want to get into real estate. No one would want to get a real estate license. But now what we're seeing, what we're experiencing, are frankly, a lot of you are either returning to the industry or are getting into the industry for the first time. And, of course, a lot of our seasoned veterans, you're reporting to us that the competition
