Summary

This could be the most important shift in the housing market in years. Something truly remarkable just happened that will impact almost every facet of real estate. The “Housing for the 21st Century Act” just passed the House in a landslide vote, with bipartisan support from Democrats and Republicans. But unlike past housing proposals, this one focuses on the thing that could actually fix the housing market for good—supply. 0:35.0	And if this bill actually becomes law, it could truly reshape where and how
0:40.3	housing gets built in this country and could help eliminate the housing shortage we've had since
0:45.6	the great financial crisis. So today, we're going to break this all down. I'm going to go into
0:50.4	exactly what's in the bill, what it means for real estate investors at every level,
0:55.9	and why I personally think this could be one of the most important policy shifts for the
1:00.5	housing market that we've seen in years.
1:07.5	Hey, everyone, it's Dave. Welcome to On the Market. This Monday, we saw something that happens
1:13.5	pretty rarely these days actually happen. A bipartisan bill passed Congress with an overwhelming
1:20.4	majority. And that bill is taking direct aim at the housing market. There is a lot in this bill.
1:27.4	37 total provisions to be exact.
1:30.3	So although this isn't officially law yet, if the bill gets passed, then personally I think
1:35.0	there's good reason to think it will get passed. If it does, real estate investors are going
1:39.9	to need to pay attention to this. This is 37 new provisions directly impacting our industry.
1:47.0	Now, of course, some of these provisions will be minor. They might not apply to you, but there
1:51.1	are some ideas and policies in here that could really shake up the housing market. So today
1:56.7	in the show, we're digging into what we know so far, what the major ideas in the bill are, how these policies could be implemented.
