And one of the topics that keeps on coming up that I hear especially from all of you guys that are getting back in the business or newish agents is you really, if we're being honest, are not doing a very good job of calling your buyer leads and then making them into sales. So what we're going to do is we're going to focus today and probably tomorrow on some buyer lead conversion scripts, some techniques, and frankly some secrets. The goal

let's start out with buyer rules. Now, first of all, do you have any rules for your buyers? I'm guessing some of you might say something like, well, they have to be pre-qualified.

That might be the extent of your buyer rules.

But we're going to give you some very specific ones, so write them down right now.

Number one, pre-qualification doesn't mean bunk.
