Okay, so today this is the question. If I have money right now, should I go and buy a house or should I go and buy a rental property?

So I'm going to dig into that in today's episode. I hope you enjoy.

So we have Koolaini. Oh, I love that contemplating. If we should buy our first home or buy a rental property for passive income, we live in Southern California. What would you do?

Oh, it's my favorite question. You guys is my favorite question. What would I do?

Okay, I wish somebody would have told me this when I bought my first home when I was 21 years old with my husband. He was 19.

What would I do? I would go find a fourplex, something that I could live in one of the units. I could rent out the other three units and literally those other three units will pay for my living expenses.

I build up equity in that fourplex where I can pull out money, pull out a line of credit to then go buy another cash flowing property. Again, not a home. I go buy a bigger multi-family. That's what I'd be doing, okay?
