Hey, Robert. How are you? Excellent. August is here, summer. It's hot. And boy, do we have some

hot topics coming up. We've got some great guests this month. We've decided to devote August to the economy. And obviously, there's a lot going on in the news, lots of stuff to be talking about. It's not exactly a pretty picture. But we have had a chance to interview lots of money managers, economists, presidential candidates. And the list goes on and on. And in the month of August,

the real estate guys are stepping back and saying, there's a lot more to real estate than just

the dirt. You've got to look at the big picture. Well, we keep talking about this economic

And we saw when the mortgage-backed security crisis hit, all the money kind of drained out of the
