work. Let's hear the first of those right now. Hi Robin Rob, thank you for your excellent podcast and for the recent Brexit, post Brexit webinar.

My personal circumstances are that I'm trying to do a first by to let in the South and

I'm looking at the Kent, Essex and Sussex Coast, one bedroom property. My question is, would you be looking to buy now or would you advise waiting until the

predicted post Brexit or mid-cycle wobble. Locally at the moment there are no signs of prices

going down but then Brexit hasn't really kicked in yet and will there be a north-south divide as well? I think I was quite surprised when

Rob D said during the webinar that he might advise people to buy now even if property prices

are going to drop because I thought the advice would be to wait until they have dropped so that you're buying at the best price.
