and I've been a listener of your podcast since the start of this year. Thanks for sharing all

the helpful content and taking the time to prepare your podcasts. So I've recently found a deal

in the Midlands for a four-bedroom HMO and I'm planning to do a full refurb and turn it into six bedrooms.

The numbers make sense and could be an all-money-out deal after remortgaging.

The property is close to a well-known factory in the area and would be a handy location for young professionals to live in.

However, I was hesitant to make the offer as it is not in the

best area of town. And wherever I look online, people are saying it's not a desirable area to live in.

But I find that there is a new development down the road of 300 brand new homes, all detached and

semi-detached with two to four bedrooms. So my question is,

should I pass on the deal since the location is generally the most important thing when it comes to an
