since the start. Bought the books. I've been featured in the magazine. Like I say, I'm a huge

fan. So thank you for everything you do. Had a quick question related to how property can fulfill the purpose of providing someone

with a pension effectively, especially for younger investors. Looking at some of the directions

of travel within the economy at the moment, I think it raises an interesting point for younger

investors. If we look at the average house I think it raises an interesting point for younger investors.

If we look at the average house price, call it 300,000, increasing at 4% a year, which isn't

too crazy. If it does that for the next 33 years, so I'm 32, that taking me up to 65, at that

point, that average house would be worth almost 1.1 million.

Now, in the backdrop of the fact that the economy certainly isn't growing at 4%, and neither are wages,

and neither are really keeping up with inflation, it does beg the question, how sustainable is that
