Summary

It’s time for the latest edition of Ask Rob & Rob, with two never-before-asked questions!  (0:36) Scott wants to know if Rob & Rob request a higher deposit when rent increases during a tenancy, and if that extra deposit should be placed into the deposit protection scheme.  (2:55) Rob's previously invested in lower-value properties in the north, focusing on cash flow and yield. After hearing about the Monopoly strategy on The Property Podcast, he’s considering moving to more expensive properties. He asks Rob & Rob how the strategy works when capital growth becomes the focus over cash flow, and how to manage that shift.  Enjoy the show?  Leave us a review on Apple Podcasts - it really helps others find us!  Sign up for our free weekly newsletter, Property Pulse  Send us your question by calling us on 013 808 00035 and leaving a message with your name and question (normal UK call rates apply) or click here to leave a recording via your computer instead.  Find out more about Property Hub Invest

Hi, I'm Rob. And I'm Rob. And this is Ask Rob and Rob.

0:06.5

Hey everyone, welcome to Ask Rob and Rob, the show where you give us your wonderful questions

0:10.7

and we give you some half decent answers in return. This week, we've got two absolutely

0:15.4

fantastic questions coming up. But before we do, let's give you a quick reminder of how you

0:19.5

can get on the show. Yep, there's us one place to go, which is property hub.net slash ask.

0:24.2

When you get there, you will find a way of leaving us a voice message for the show or a written

0:28.8

message for the Sunday Times.

0:30.3

But we love your voice messages most of all because we love to hear you on the show.

0:34.6

Okay, let's have our first question from Scott.

0:37.2

Hi, Rob and Rob. Scott from Wilcher here,

0:39.9

long-time listener of the show. I have a question on deposits. As rent increases occur during a

0:46.7

tenancy, do you also ask for more deposit to them be put into the deposit protection schemes?

0:53.4

Something I've been thinking about for a little

0:55.0

while. Thank you very much for everything that you do. Look forward to hearing from you. Thanks. Bye.

0:58.9

Scott, this is amazing. We're nearly 500 episodes into this show and you have come up with a question

1:03.7

that has never been asked before, which is absolutely brilliant. That's why I love doing this.

1:08.2

And the answer is you can, but most people don't. I never have,

1:11.0

at least anyway. But I've had it done to me when I've been renting. So rent went up and then

1:15.2

insult to injury, I can't demand to pay more into the deposit protection service to take it up to the

1:21.2

equivalent of five weeks of the new rent. Now, I believe if you want to do this with the way the

1:25.4

deposit schemes work, it has to be an actual new tenancy agreement,

1:29.1

which means I don't know how this is going to work when the rental reform bill comes in, but that's a whole other matter.
