Hi Robin Rob, just a quick one as I recently had the offer on By House of Marquis, I had it valued,

so I was just thinking about it, and then they had a buyer who was in a chain, and guess if you wanted to see it,

before it came on the market,

and offers full asking without it going on to the market.

So in that sort of situation,

I'm interested to hear your thoughts. I did subsequently have

it valued a couple of other times to have slightly different prices but overall price was

roughly the same but some said you might be able to achieve a little bit more.

So interesting to your thoughts on that.

And having off market full-class price offers how you would deal with that.
