Summary

Happy Tuesday! We’re back with two more listener questions!

  • (0:43) Paul currently has three buy-to-let properties and intends to grow his portfolio to ten in the future. Each property is currently held in a separate SPV, and he's trying to decide if he should continue putting his new properties in their own SPVs or combine them all into one. Aware of the pros and cons of each method, Paul seeks advice from Rob & Rob on what to do. What will they suggest?
  • (5:09) Lee’s been searching for the best deal for his mortgage renewal and wonders if he should stick with the advice of one mortgage broker or talk to a few to get a better range of options.

My question is as follows.

0:52.0

I have currently three bachel bike select properties, all one

0:54.6

beds in Central Manchester, thanks for your influence, and I'm looking to increase that to about

0:58.4

ten properties over the next few years. My current properties, each of them is in a separate SPV and my question is do I add the new

1:05.3

properties to a separate SPV each or do I add them all within an existing SPV?

1:10.0

The dilemma as I see it is that if a lot of what I do is off plan purchasing and if I add the new properties each to a separate SPV I have some risk isolation so for instance if I couldn't complete in a couple of years when the off plan is ready, my understanding is that if it was in its own SPV that all I'd stand to lose is my deposit.

1:29.0

Whereas if I had several properties in the SPV making the purchase, that the developer could also come after some of the other properties.
